Developer will present proposal for South Park.

A group that wants to develop a neighborhood of 500 affordable homes
in South Park will present its plan to the Teton County School District
No. 1 Board of Education tonight. The Teton Meadows development team,
consisting of members Kari Cooper, Mike Gierau and developer James
Reinert, will explain its plan for developing the 288-acre Seherr-Thoss
property adjacent to Rafter J and Melody Ranch.
"It will all be 100 percent affordable housing and will include a lot
of families," Cooper said of the proposed Teton Meadows development.
"Because of that we just want to make sure we're walking in lockstep
with Teton County School District," Cooper said.
The team aims to ask Teton County to rezone the 288 acres from rural to
Neighborhood Conservation 2 so they can build 125 traditional
affordable homes and 375 units of "Homestead Ownership."
The Homestead properties would be limited to those who work more than
1,500 hours per year in Teton County and who agree not to own any other
property. That equates to a 30-hour work week with two weeks off.
Cooper said the group plans to explain the project proposal to the
school board and tell members about a parcel of land the team would
donate for schools.
She said that because there will be no second-home owners or retirees
living in the homes designed for Teton County workers, the project
could have a significant impact on the school district, and team
members believe it's important to keep the school district board
informed.
She said the team would welcome backing from the school district, but
it's not expecting or asking for it tonight. The presentation is
informational, she said.
The school board meets at 6 p.m. today at Colter Elementary School.
