Mountain Legends Ranch
Project Description:
Mountain Legends Ranch (MLR) is a 197 acre neighborhood
development in Teton County, ID. MLR has used Smart Growth concepts in
the design of the neighborhood. The development consists of 1 acre
Ranch Lots, with 1/4 acre building envelopes, and Cabin Lots, with an
average lot size of 1/3 acre. 50% of the land is open space, and the
developed areas are clustered throughout the development, allowing all
residents to enjoy the open space. Part of the open space will be
farmed into perpetuity, as agriculture is the heritage of the valley.
MLR has a centralized water system and half of the development is
serviced with centralized septic systems. MLR also supports the
surrounding community through financial donations and transfer fees.
MLR has set up a 1% transfer fee from all sales now into perpetuity
that will go to the Teton Valley Education Foundation. In addition, the
developers are making contributions to the Hospital, Sheriff's
Department, the Capital Improvements Plan and the Teton Basin Ice and
Recreation.
GY Framework Progress:
Mountain Legends Ranch will break ground in June and they are adhering
to the principles of the GY-Framework. Throughout construction and
post-build
out, the farm will stay active. They will host a tour late summer or
early fall.
